Step One: Get a pre-approval letter

A preapproval letter is a document from a lender stating that the lender is tentatively willing to lend to you, up to a certain loan amount. This document is based on certain assumptions and it is not a guaranteed loan offer. It lets the seller know that you are likely to be able to get financing. Sellers frequently require a prequalification or preapproval letter before accepting your offer on a house.

Below is the listing of infomration that will be needed in order to process a pre-approval letter.

For W2 salary/hourly employment:


  • Last 2 pay stubs
  • Last 2 years W2's
  • Year end pay stubs for the last 2 years (this breaks down the pay types such as overtime, bonus & commission
  • Last 2 months bank statements from where closing funds will come from.
  •  Photo ID

Are you self-employed?

  • Last 2 years tax returns (all pages and all schedules)
  • Any W2 income from self-employment, if applicable
  • Last 2 months bank statements from where closing funds will come from.

Are you refinancing or own other property you are keeping?

In addition to the above items for W2/Self-Employed:

  • Current mortgage statement
  • Tax Bill
  • Homeowners Insurance Declaration page
  • HOA bill, if applicable for each property
